The platform

Everything a competitive process needs. Nothing that tilts it.

One system from scope to award to renewal — built so that the party running the auction has nothing to gain from the result.

Neutral by design

Our fee is set on the median of the bids, not the winner. We are paid the same whoever you award.

Sealed & secure

No bidder sees another's number, and the owner sees none until every bid is in. Nothing is amended after the fact.

AI vendor sourcing

Vendor Finder recruits credentialed bidders in thin markets, so real competition exists everywhere you own.

Portfolio advantage

Batch RFPs across properties and submarkets, with consolidation discounts resolved into true side-by-side economics.

Audit & compliance

Immutable log, versioned agreements, live insurance tracking. Records with money attached are archived, never deleted.

The mechanic

The fee is pinned to the median, not the winner.

Every intermediary claims neutrality. Most are paid a percentage by the vendor they place — which quietly rewards the higher contract and the favored relationship.

Ours is arithmetic. The platform fee is 3% of the median of all submitted bids, fixed at issue. Every bidder on the RFP faces the identical number, so nothing we do can make one of them cheaper than another.

Hover a bid. The fee doesn't move.

How a bid runs

Four steps, and you're only in two of them.

The order matters — each step is what makes the next one honest.

STEP 01

Scope it once

Category checklists turn what you want into a specification every vendor prices identically — fiber counts, turf square footage, container counts, the facts that move a number.

STEP 02

We find the bidders

Credentialed vendors in your market with live insurance and the right trade capability. In thin markets, Vendor Finder goes and recruits more.

STEP 03

Bids open together

Held from the owner and from other bidders, then opened at once and normalized into one comparable view across fifteen pricing bases.

STEP 04

You award, we keep the record

Agreements signed in-app, both sides rate each other, and the renewal lands on your calendar — so the next cycle starts on your schedule, not the incumbent's.

Coverage

Twelve categories. One record.

Recurring services, one-time projects and revenue-share deals are all native — including the one category where the property makes money instead of spending it.

Connectivity is the exception that proves the model. An open-access fiber deal isn't an expense to minimize — it's an asset that pays the property back. We model it that way, under a signed letter of agency, with three decades of multifamily and senior living connectivity behind it.

Why you can trust the number

Neutrality you can verify, not just read about.

Four structural commitments. Each one is enforced in the product, and each one is testable.

The fee

Set on the median

3% of the median of submitted bids, fixed at issue — identical for every bidder, unchanged by who wins.

The price

No markup, no spread

We never resell a vendor's work. What they bid is what you see and what you pay.

The wall

Enforced in the data

Owners see only their portfolio, vendors only their bids. The separation lives in the data layer and is tested every release.

The record

Archived, never deleted

Anything with money attached is retained. Every bid, award, edit and override is readable years later.

Pricing

Flat per property. Never a cut of the contract.

Your subscription doesn't move when your contract value does — so we have no reason to want your spend to go up.

Start here

Pick one contract you know is renewing.

Forty-five minutes. We'll scope it, show you who would bid it in your market, and put real numbers next to what you're paying now. If it doesn't beat your renewal, you've lost an afternoon.
